In case of non-payment

In the event of non-payment, the landlord can initiate proceedings. After three days, a formal notice is posted on the door. If the rent is not paid within seven days, eviction proceedings can be initiated. In this case, after the proceedings have been initiated, the landlord and tenant go to court, with or without a lawyer. The judge rules, often in favor of the landlord. This process costs between $500 and $1,000 and lasts approximately five weeks. If, by chance, the tenant still does not leave the property, the landlord and the sheriff will arrive on the premises to proceed with the eviction. It is rare for tenants to initiate court proceedings because this will be noted on their credit score, and the landlord usually wins the case.
